$2.7 Billion Parramatta Square Reaches Milestone With Topping Out Of Tower 4

Walker Corporation’s $2.7 billion
Parramatta
Square development reached a major milestone with the “topping out” of
one of the four
towers now under construction in the
precinct.
Property
NSW is the anchor tenant in the 65,000 square metre, 40 storey Tower,
with completion of the first phase scheduled late November.
To mark the occasion, Property
NSW,
NSW Government,
City of Parramatta Council, Walker
Corporation, and joint venture contractor Built and
Obayashi Corporation
(BOJV) came together on the rooftop for the official topping out
ceremony.
NSW Minister for
Water, Property and Housing, The Hon. Melinda Pavey MP, presided
over the topping out, with City of Parramatta Lord Mayor, Councillor
Andrew Wilson, and the CEO of the Western Sydney Business Chamber, Mr
David Borger.
COO of Walker Corporation, Mr David Gallant, said “We are proud to
partner with the NSW Government and City of Parramatta Council in what
is currently Australia’s largest commercial office project.
“4 Parramatta Square has been designed for a high performance workforce,
with strong internal connections and an emphasis on the health,
well-being and creativity of the staff”, he added.
An expected, 5,000 NSW Government staff will work in 4 Parramatta
Square, which is being constructed by Tier 1 national contractor, Built
and its joint venture partner Obayashi Corporation (BOJV), and designed
by award winning architects
Johnson Pilton Walker (JPW).
Brett Mason, Managing Director at Built said, “This is an exciting
milestone for the project and a tribute to the 700 workers employed on
the project each day.
To give some scale to the project we have installed over 2,000 tonnes of
structural steel and poured 46,000 cubic meters of concrete to get to
this point in construction. ”
Wellness factors employed in 4 Parramatta Square include an agile
working
environment, greater use of outside air, state of the art lighting
system, better interaction with the environment and the use of green
technologies throughout, targeting a 5
Green Star fit-out.
JPW has created a design that links the premium office space with the
outdoors, featuring atriums and staircases that promote workplace
connectivity, outdoor terraces and a range of amenities, including
retail outlets and a business and events centre, catering for up to 250
people.
The building forms an important connection for people accessing
Parramatta train station and planned light rail station, while being an
integral part of the Parramatta Square precinct featuring a wide variety
of retailers, restaurants, cafes and open spaces.
City of Parramatta Lord Mayor Cr Andrew Wilson said it has been exciting
to watch the project take shape over the past three years. “Parramatta
Square is a once-in-a-generation transformational project for our city,
and it has been incredible to witness 4 Parramatta Square go from
concept to reality.
“Once complete, Parramatta Square will be a space for everyone – locals,
workers and visitors alike. Designed by leading Australian and
international architects, it will be a unique, world-class destination
in the heart of our city,” he added
Walker Corporation has also recently awarded Built and Obayashi
Corporation the contract to build Towers 6 and 8 Parramatta Square. The
two towers mark the final stage of the Parramatta Square development,
scheduled for completion in 2023.
Adjoining 4 Parramatta Square are the interconnected 6 and 8 Parramatta
Square, which on completion will rise 55 storeys tall, standing as the
tallest building in Western Sydney and the second tallest office Tower
in NSW.

sustainability and innovation in construction.”
Providing some of the largest office floor plates in the country, 6
Parramatta Square provides floorplates over 3,000 square metres, with 8
Parramatta Square providing some of the largest floor plates for its
height, of up to 2,300 square metres.
The buildings will comprise 124,000 square metres of premium office
space, making it the largest commercial building in Australia by nett
lettable area.
Mr Gallant said, “The Built and Obayashi Joint Venture has been very
successful in delivering the first two towers in line with Walker’s
vision for this landmark development and Walker Corporation’s industry
leading standards.
“We are very pleased with both the quality of construction and the
customised fit-outs Built / Obayashi are undertaking for Walker in 3 and
4 Parramatta Square which will see Parramatta’s commercial space rival
Sydney CBD in terms of scale,
environmental sustainability and
prominence.
Committed as the anchor tenant of the twin towers, Property NSW will
occupy 43,800 square metres in towers 6 and 8 and house a further 4,000
NSW Government workers.
Mr Gallant said “Parramatta Square is quickly taking shape and the total
project is now 75 per cent pre-leased, with over 170,000 square metres
of high quality office space committed.
“The NSW Government has led the way in attracting other leading
organisations in signing long term leases in the project, which will
open the way for Parramatta city to rival Sydney’s CBD in terms of
amenity and high quality commercial space”, he added.
The 3 hectare city style precinct will transform the heart of Parramatta
CBD into a vibrant, cosmopolitan, commercial and residential precinct,
with people attracted to the area to work and play.
