Capital Square leading the way for next gen commercial projects

When
AAIG Nominees PTY LTD (as Trustee of AAIG
Trust) purchased the old Emu Brewery site, they had the ambitious goal
of creating a
mixed-use precinct, one that would set new standards for
occupant experience and sustainability. By attaining a 6 star “As Built”
rating from the
Green Building Council Australia (GBCA), the project has
exceeded the already high expectations.
Tower 1 is the first of the proposed three tower
precinct development.
With 54,000 sq m of space across the 31 levels, the tower is home to the
new commercial headquarters for
Woodside Petroleum.
NDY were originally engaged to deliver a 5 star
Green Star certification
for the base building but the sustainability initiatives actually
implemented meant that the design exceeded this expectation and was
awarded “world leadership in sustainable design” by the GBCA. The 6 star
“As Built” certification was certified in the first round of
application, impressively with all points applied for awarded.
“This signifies that the GBCA were assured of the sustainability
credentials of the project at the outset of the audit and application
process, which speaks to the high quality of the submission
documentation, both from NDY’s Environmental Sustainable Design team,
and the larger project team including
Multiplex and
Cox Architecture”
says NDY sustainability leader Leigh Gibb.
“The documentation also included a whole of lifecycle assessment of the
entire building that demonstrated the benefits of specific design
elements, as well as determining any potential negative environmental
impacts in the short-, medium- and long-term of the building’s
lifecycle,” adds Gibb.
The project has also been recognised for exceptional innovation,
receiving the maximum points for the innovation category, particularly
around acoustics, lifecycle assessment and end-of-trip facilities.
With such outstanding results, Tower 1 sets a new standard for
large-scale projects in the region and exemplifies the benefits of an
integrated, collaborative approach across the design, construction and
operational phases of the project.
