Menard Oceania secures ground improvement contract for new warehouse construction at Brisbane Airport

Menard Oceania: Menard Oceania has secured the contract to deliver innovative ground improvement works for a new warehouse development being built on behalf of Brisbane Airport Corporation Pty Ltd.

With site work commencing June 2018, the design challenge set for Menard by main contractor Tomkins Commercial Pty Ltd. was to determine the most economical and time efficient design and construct solution whilst also taking the pre-existing ground conditions and environmental constraints associated with this site into consideration. The site is located within the Export Park precinct at Brisbane Airport and is currently vacant land, underlain by deep holocene alluvial soft soils extending to depths of up to 20m.

Menard’s winning approach included the design and construction of an innovative ground improvement scheme that delivers a more economical slab on grade design based on the application of Controlled Modulus Columns (CMC). Ideal for the site, which sits on deep holocene alluvial soft soils. Menard’s smart design and construct solution will save the client both time and money, invaluable to Tomkins when delivering such a project on behalf of Brisbane Airports Corporation.

When built, the new warehouse development will feature 6000m2 of warehouse area, 1065m2 of commercial office and showroom area, approx. 50 on-grade carparking bays, and associated hardstand. New warehouse tenants are already waiting to move in that include Miele, a German manufacturer of high-end domestic appliances and commercial equipment.

The CMC process used by Menard involves reinforcing the soil, effectively increasing the global ground modulus through installation of rigid inclusions. CMCs are formed by rotary drilling techniques using an auger designed to displace the soil laterally during penetration. Importantly on this site where there were some pre-existing environmental constraints to be considered, the CMC technique generates very minimal spoil which also made the overall alternative construction process proposed by Menard very attractive.

Site works commenced early June and are scheduled for completion in approximately 6-8 weeks. Site works commenced early June and Menard’s ground improvement work will take approximately 6-8 weeks. The entire project build is scheduled for completion in approximately 28 weeks.
