Investa Launches Industry First Sustainability Tenant Toolkit

today released the property industry’s first Sustainability Tenant
Toolkit, a comprehensive, online platform that will enable more than
100,000 people working in Investa’s
buildings nationally, to operate more sustainable
workplaces, better
understand the environmental performance of their building and be more
effective and productive at work, while lowering the carbon footprint of
their building.
Nina James, General Manager, Corporate Sustainability, Investa said: “As
Australia’s first property company to commit to set a science based
target of net zero carbon
emissions by 2040, helping the 750+ companies
who occupy our buildings, create more sustainable outcomes within their
tenancies and across their 100,000+ workforce, is key to reaching the
target.
As office Managers, we only directly control circa 50% of the average
building’s energy use, tenants control the rest. To reach our
net zero
target, it’s critical we engage with our tenants to better understand
what ESG factors are important to them, so we can work together to
achieve mutually beneficial improvements, from both an environmental and
economic perspective. The Toolkit is the ideal platform to help us do
this.” said Ms James.
The Toolkit provides tenants with a wide variety of content and
resources, presented in an accessible, user-friendly format. Animated
data visualisations are used to convey technical environmental
performance data of the buildings, providing an interesting and easy way
for a broad spectrum of users to learn more about what they can do as
individuals and with their work colleagues to be more sustainable and
healthy at work.
Information available on the Toolkit includes;

9 top tips for a healthier, lower carbon work day - such as cycling to work, using recyclable coffee cups, choosing lunch options with recyclable packaging, smart desk habits and information on how Investa is managing plant, equipment and lighting at the building to reduce emissions, energy and water use;

Information on workplace trends and fit-out design and their relationship to employee productivity and wellness;

A comprehensive online fit-out guide to help tenants make the right decisions both when they are leaving their old tenancy and transitioning to their new workplace with Investa;

Environmental performance data of the building, including carbon emissions and electricity, water and gas use;

Key industry sustainability ratings including NABERS Energy and Water ratings, Green Star and GRESB ratings.
Ms James said: “Engaging with
tenants on ways Investa can help their staff be more comfortable and
productive is a very compelling case for engagement, as even small
improvements in these areas can have significant positive impacts on the
performance of their business.”
Recent research conducted by Investa with tenants indicated that design
and fit-out of the tenancy was one of the top three, building-related
factors they identified as having a significant impact on the engagement
and satisfaction of staff. Many tenants also indicated that having more
access to communal wellness programs and services for their staff, such
as exercise classes and medical checks, would be of value to their
business in the future.
“Industry benchmarks such as the WELL Building Institute’s WELL rating
and GRESB provide third party verification of sustainability success
factors, giving transparency to managers and investors. To achieve
consistent improvement however, it’s important we pursue opportunities
beyond certifications, so tenant engagement is a critical part of this,
as reaching consumption targets often requires behavioural changes in
conjunction with operational effectiveness,” said Ms James.
