First 6 Star Green Star office for Parramatta

WGE, working with Built, has achieved Parramatta’s first 6 Star Green Star office at 105 Phillip Street.

The 25,000m2 A-grade office building, developed by Dexus, is owned by Charter Hall’s $3.5 billion unlisted wholesale fund the Charter Hall Prime Office Fund (CPOF) and the unlisted Direct Office Fund (DOF).

The property will be home to 1,800 employees of the NSW Department of Education when it completes in early 2018. The building was awarded a 6 Star Green Star – Office v3 Design rating, demonstrating “World Leadership” in sustainable design.

WGE developed the Tender 5 Star Green Star pathway and discovered opportunities to increase this to a simplified Green Star pathway to achieve a 6 Star Green Star outcome.  This involved careful consideration of the integrated fitout design, a redesign of the mechanical and hydraulic systems, collecting the full 10 Innovation points available and rewarding the site for opportunities and initiatives that had previously been overlooked.  105 Phillip Street is on track to receive a 6 Star Green Star – As Built v3 rating post completion, a 5 star NABERS Energy rating and a 4 star NABERS Water rating. 

Sustainability features of the project include:

WGE Sustainability Project Engineer, Alexander Kobler, said the project challenges involved designing a services strategy for the development that meets the economic, quality maintenance and project targets for NABERS Water and Energy. 

“It’s a delicate feat to analyse and advise on the correct balance to achieve the aspirational water and energy targets for the job,” he said.

“105 Phillip Street is testament to the excellent sustainable design that can be achieved in the commercial space. By considering the project holistically and ensuring best practice across the entire development we can achieve world leading sustainable design.”
