Walker to deliver landmark commercial tower in Fortitude Valley

Leading Australian property developer Walker Corporation has lodged plans for a landmark commercial tower in Ann St, Fortitude Valley.
Walker General Manager for Queensland Development Peter Saba said 801 Ann St would raise the bar for commercial property in Brisbane, with a next-generation commercial design.
“This building will appeal to top-tier companies with its large, flexible floorplates and state-of-the-art features,” he said.
The 26-storey A-Grade tower will be prominently located, sitting on a full city block bordered by Ann, McLachlan, Connor and Morgan streets.
Mr Saba said 801 Ann St would deliver approximately 5,000 workers into Fortitude Valley’s economy, establishing the location as one of the city’s most desirable places to work.
“The site is sounded by cafes, restaurants and quality retail in the popular James Street precinct, so workers can make the most of the location,” he said.
Key features of 801 Ann St include a soaring, light-filled lobby, magnificent works of art to be developed in collaboration with renowned artists, world-class end-of-trip facilities to cater to the active commuter and a number of winter rooms and terraces, to bring the outdoors inside. Many vantage points in the precinct offer dramatic exposure to, and views over the CBD, Mt Cootha and New Farm.
With an emphasis on a healthy and collaborative working environment, the building will be sustainably developed, with green technologies employed throughout. It will be designed and built to achieve a minimum 5 Green Star Rating and NABERS Energy Rating, with many 6 Star elements, as well as WELL readiness, the next generation in sustainable design principals, contributing to the health and wellbeing of occupants.
801 Ann St follows in the footsteps of Walker’s impressive Collins Square development, which has been a massive success thanks to its elegant design and public-art focus. It features a number of significant pieces, including signature works by John Olsen, Dion Horstmans and Michael Johnson, and a creation from Aboriginal artist Tommy Watson.
Mr Saba said 801 Ann St would significantly expand Walker’s presence in Queensland.
“We have been looking for the opportunity to deliver a significant commercial building in Brisbane and this site is the perfect location,” he said.
“James Street and the Fortitude Valley Train Station are on the doorstep of this site. The area offers all the amenities that companies need, while embodying the unique feel of the Valley.”
Walker’s impressive commercial development pipeline in Australia includes the $1 billion Festival Plaza project, which will transform Adelaide’s CBD, and the $2 billion Parramatta Square redevelopment, set to revitalise Parramatta city centre with new A-Grade office space, residential apartments and civic facilities.
